This plan will provide you with all the information you need to complete your design, including: Geodetic elevations of your lot, the front setbacks of the dwellings adjacent to your property (which dictate your front setback) and locations of existing adjacent windows. It will also provide you with your buildable area to ensure your design conforms with city of Edmonton by-laws, and identify any obstacles that may affect your design, such as city owned trees, power poles and other street furniture.
This plan is generated from the RDP survey and your house plans and will provide you with the information required by the City of Edmonton to obtain your development and building permits.
Proposed internal lot grading, accepted by City of Edmonton Development Services, is required to support the Development and Building Permit application. Proposed internal lot grading information must be presented on a drawing for the development to facilitate a single approval for the permit.

A Real Property Report is a legal document that clearly illustrates the location of significant visible improvements relative to property boundaries. It takes the form of a plan or illustration of the various physical features of the property, including a written statement detailing the surveyor’s opinions or concerns. It can be relied upon by the buyer, the seller, the lender and the municipality as an accurate representation of the improvements on your property.
Pals Geomatics can survey and provide rough and/or final grading certificate submission as required to ensure that the grading for a property conforms to the requirements of the Drainage Bylaw 18093 and the lot grading guidelines.
