RPR – A Real Property Report may be required for various reasons such as selling your home or refinancing your mortgage. It is up to the purchaser of the property as to whether you will be required to provide a compliant RPR or not, however we recommend that you get the RPR done as soon as possible after you list your property to ensure that everything is in order before the sale date. Some complications that can arise from RPR’s is missing permits for Decks and Building Additions, encroachment onto City property by a fence or shed and various other issues. It is cheaper in most cases to get an update to an RPR rather than purchase a brand new one so call us first and we can point you in the direction of the Land Surveyor who might have performed the original on your property.

Building a Fence - Fencing Companies and Homeowners often use their Real Property Report and try to pull off the dimensions shown to build their fences. We highly recommend that if you are building a fence you do not use this practice or allow your fencing company to do this. There is often an interpretation error that happens and then the fence ends up in the wrong spot which eventually leads to a property line dispute between yourself and your neighbour. Also once the fence is built the existing RPR will become invalid so it is usually cheaper to get a fenceline survey first and then get an update or a new RPR after the fence is complete and you are wanting to sell the property.

Rough Grading Certificate - Depending on the Municipality you may be required to have a Rough Grade Certificate in which a Land Surveyor such as Pals will asbuilt the key grading points on your lot: such as House Corners, Property Corners, Grade Stations, etc. This Rough Grade Certificate will then go to the Municipality and they will inspect it and approve it or deny it depending on the condition of the lot. This process typically takes 2-3 weeks
